Our Services
Our services include:

A stock condition survey is a detailed visual inspection of the inside and outside of a property. They are typically used to check for damages, any maintenance issues that need attention and be of a certain compliance.
The surveys are also typically used assess the remaining service life of roofs, windows, doors, brickwork, and interior fit outs such as bathrooms, kitchens, finishes, etc.
The surveys allow the Client to determine their expenditure and plan the works over a number of years, to ensure their property(s) maintain a reasonable standard of use / living.

This report is a visual inspection that summarises the condition of the building and any risks to the people, building and grounds. It is an assessment of the relative importance of defects and problems.

This report focuses on the general condition of the main elements of the property. This intermediate level of service includes a more extensive visual inspection of the building, outbuildings, services and grounds.

This level 3 is ideal for larger or older properties; a building that is unusual or altered; or if you’re planning major works.
It costs more than the other RICS Home Surveys because the report gives detailed information about the structure and fabric of the property.

A new build snagging survey should be undertaken prior to purchase to identify any minor or cosmetic defects. The developer under the warranty, can then remedy the items identified in our report.
SURVEYS

We will need to undertake a measured survey of your property, to produce existing CAD drawings. We will define your brief, to produce proposed CAD drawings and to assess any daylight / sunlight reductions with your neighbours.
We can act as Planning Agent and submit the application on your behalf and ensure Planning Conditions are discharged.
Design & Access statements, Heritage statements can also be produced, on your behalf.

Building Control drawings will need to comply with the Approved Documents (building regulations). This will also include calculations such as ‘U values’ and structural engineers beams sizes.
We can submit the application to the Building Inspector and deal with their site visits and discharge conditions.
Under the Building Safety Act 2022, we can act as Designer, and prove competence as required under the ‘Golden Thread’ criteria.

Prior to commencing on site we can update the drawings to show any changes (e.g. planning or building control).
Your builder will require current drawings to set out and to construct the building.

During the design stage a specification will be required to list out each component. This will be required to ensure the building is erected to design standards.
The specification can be included on the drawings.
The specification can be used for seeking competitive costs from builders and for comparing / analysing priced items.
A cost reduction exercise can be undertaken, if required using the costed specification, if the current open market costs exceed your budget.

When the project is onsite we can act as Project Manager and ensure the building is built correctly and to the required workmanship quality. Also, to ensure the project is delivered on time and within budget.
We can advise on payments requests made by the builder. Typically they are assessed as percentage of works undertaken to date.
We will also undertake snagging to identify any minor or cosmetic defects that need rectifying prior to handover.
